June 12, 2007Gladwyne Home for SaleWe are about to list our Gladwyne PA house for sale, so please let us know if you are interested in it. Today is moving day, and I have already packed my digital camera, or else I would have snapped a few photos of the house to post here (Update 6/27: Alan has taken a photo so I've posted it below). Certainly you can check it out on Google maps or Microsoft's maps. As an experiment, I am putting information about the house on Zillow and this website as well as MLS. The house is a unique bit of Gladwyne real estate - there is much more to the neighborhood than just the desirable demographics or the superb school district. So I am posting this web page about it. First, here is the address... 415 Howard Road Gladwyne is in a very unusual location. Due to a quirk of the way Philadelphia municipal boundaries are drawn, Gladwyne sits inside a little "elbow" that places it just 15 minutes to Center City Philadelphia. It is much closer to downtown than many parts of Philadelphia City proper. And yet Gladwyne is not city-like at all - it is quiet, wooded, and rural-feeling. The Gladwyne schools are among the best in Pennsylvania. The Montessori school is around the corner, and Gladwyne Elementry is down the street (it is part of the Lower Merion School District). Crime is nonexistent, and taxes are low. Within Gladwyne, Howard Road is in an especially desirable neighborhood. Four of our neighbors are transplants from other parts of Gladwyne. One neighbor moved here from a much larger home. Two of our neighbors are still the original occupants of their houses after 50 years. What makes Howard Road so special is its unique combination of privacy and convenience. Howard road is the cul-de-sac road in the Gladwyne town center, literally steps from all the town services but still off the beaten path. The houses have good-sized lots (415 Howard has 0.41 acres), but the street is still walkable and friendly enough to be a real neighborhood. Every morning I walk my kids to school and meet a neighbor or two along the way (the kids can also take the bus if they like, but the walk is far more enjoyable). For our daily errands, we walk to the grocery store, post office, library, and the famous Gladwyne Village Lunch. The Saunders Wood conservancy is a few steps in the other direction. It is the perfect place to go for a hike. The kids on the street all know our house because of its tree-fort. Perched among the leaves, the fort overlooks a great wooden pirate ship, a perfectly climbable old maple tree, and a porch where grown-ups are inevitably enjoying the shade and grilling some lunch. The neighbors here are all very friendly and incredibly welcoming. Please come and take a look if you think you would enjoy the unique location at 415 Howard Road as much as we have. We are going to list the house with a family friend who is a Gladwyne real estate agent with Prudential. Here is his contact information: Alan Wood Prudential Fox & Roach Realtors He says (naturally) that he would be delighted to show the house around even before we go through the process of getting it fully listed. The Zillow link about the house is here, and the realtor.com link is here. We will be listing it around $650,000 - there is no better location in the Philadelphia region for under $1m.
